Yorkville sits at the southwest edge of the Fox Valley, about 50 miles from downtown Chicago in Kendall County. It is one of the corridor towns I get asked about most, usually by buyers comparing it against Oswego, Plainfield, and Naperville. Here is what the numbers actually say, as of early November 2026.
What homes cost right now
Yorkville is not a quiet market. In the last week of October, 12 new listings hit the market priced from $399,900 to $699,000, and 12 homes went under contract, according to the Best Homes Fox Valley weekly snapshot sourced from Midwest Real Estate Data. Five homes closed that week, from $263,500 to $515,000.
The broader picture from Realtor.com's October data: Yorkville's median listing price sits at $442,000, about $202 per square foot, with just over 200 homes for sale. Kendall County as a whole is a seller's market, with homes selling at roughly 100 percent of list price on average.
What that means in practice: the entry point for a single-family home in Yorkville right now is around $400,000, and the middle of the market clusters in the mid $400s. New construction pushes higher.
The tax math you should run first
Kendall County's effective property tax rate runs about 2.6 percent, which I verified against county data in September. On a $442,000 purchase, that works out to roughly $11,500 a year in property taxes, or about $958 a month, before you pay a dollar of principal and interest.
For comparison, the same $442,000 home in Naperville, where the effective rate is about 2.0 percent, would carry roughly $8,840 a year in taxes. That is a difference of about $2,650 a year, or $221 a month, for the same purchase price.
I am not ranking towns. I am saying the listing price tells you less than half the story of your monthly payment. Run the tax number for the specific address before you decide what you can afford. A mortgage calculator that lets you add taxes will show you the real payment.
Schools are the growth story
Yorkville Community Unit School District 115 covers 85 square miles across Kendall County and part of Kane County, serving Yorkville, Bristol, and portions of Montgomery, Newark, Oswego, and Plano. Enrollment is 7,174 students across 11 schools, preschool through high school, for the 2026-27 school year.
The defining fact about this district is growth. Enrollment has nearly tripled in the past two decades, and a recent study projects 825 more students by 2029. The district's own overview lists 24 AP courses and 36 dual-credit courses at the high school level.
That growth is on the ballot right now. After voters rejected a $275 million facilities plan in the March primary, the district put a scaled-back $159 million plan on the November ballot: a new elementary school and a new middle school. Whether it passes or not, the capacity question shapes what this district looks like five years from now, and buyers should know it is active.
The commute, honestly
Yorkville has no Metra station. If you take the train downtown, you drive north to the Aurora station on the BNSF line, where the ride to Chicago Union Station runs about 65 minutes.
By car, downtown Chicago is roughly 48 miles via I-88, which runs 45 minutes to an hour depending on traffic and time of day. IL-47 runs through town and connects to the interstate system.
This is the trade buyers weigh at this price point: Yorkville costs less than the DuPage corridor, and the commute costs more in time. Visit at rush hour before you commit. Drive the route you would actually drive, at the time you would actually drive it.
What I would watch
If Yorkville is on your list, here is how I would approach it. First, get pre-approved with the tax number included, not just the purchase price. Second, watch the referendum result and what the district does next on capacity. Third, compare new construction against resale on total monthly cost, not just sticker price, because taxes and HOA dues move the math more than most buyers expect.
Yorkville is growing fast and the market is active. Go in with the full numbers and you will know quickly whether it fits.
